NTR but need to share my dispair

Yesterday I went to my house in Liverpool, only to be told by a neighbour that my tenant had not been near the house for 2 weeks and was now living in his mothers 2 door down
he owes me 6 months rent & this is what I found.

I have already issued a eviction notice and the house is still full of furniture and clothes (even with dirty dishes in the sink)
I will be seeking legal advise on what I can officially do next

gary this is not a uncommon site
i used to do gas inspections for a letting agent and i have seen much worse than this
have you shown his mum the mess ! or does she live in shit like that as well
as for the money,grag anything of value hes left there and sell it

Gary forget the legal advise unless it`s free. You got no chance of compensation. As Gary said sell anything that could make some money, clean it up and get on. Thats the down side of letting unfortunately.

+1, I'm with Malc on that one Gary as I said to you yesterday.
I know you said that as the landlord you have 'rules' to observe..BUT that mucky fkr wants a wake up call.
I would declare the place uninhabitable, change the locks and throw his shite in a skip. let him try and win a case against you, cos he owes ya :!:
BTW.. how about charging him for the 'clean up'

I used to rent property there's only one way do deal with these people give them a date to get out if there not out take front door down and throw them out solicitors and courts are a waste of time those voltures will just charge you thousands and another six months down the road you might get yr property back

OK so he reckons the stuff is not his but his ex girlfriends and he (nor me ) can get in touch with her.
So tonight I'm over to the house to change the locks
as I only have my bike, I'll just take the ps3
And fuck em!!!

OK
quick update, got to Liverpool and knocked on his mothers door
My tennant, his Mum and Dad where all in
So I said " have you moved out then Dave?"
at which point having been in his parents house for 2 weeks he had no choice but to say yes!!
So I have now changed the locks and started the big clean up, all the Utility companies have been informed as has the council and everything is now in my name
I have sent several texts to his ex giving her clear times to get in touch or stuff is going to charity (about 25 bin bags full of clothes )
His mother does not know how much money he owes me, i am going to write a letter to her and let her know (if it will get any results I'm not sure )
so I'm back to Liverpool tomorrow as I am having the pay as you go Gas meter removed and a "standard" credit meter fitted
it will be a few hard days graft to get the place something like
On the good side, he is out and I have my house back

More good news Gary, looking round my garage, I think I have everything we need to rewire and refit your alarm (apart from the battery and maybe some extra staples).
gimme a shout if that ceiling falls down I can put some wires up there before it gets fixed, it will save having them traipsed around the skirtings again.
and gimme a shout if/when you need a hand to shift stuff, it'll be easier with two.
